Business Zones

There are different type of zones. Each zone has its limitations as to what type of business is allowed.

B-1: Neighborhood Business Zone

This zone provides goods and services to meet the daily needs of residents in the immediate neighborhood. Some examples: candy store, library, drug store. For larger list see pages: 15165-15167

Minimum lot size 5000 sq feet. For size details - see pages 15169


B-2: Central Business Zone

This is for retail sales and services serving a large segment of the population. Some examples are: bakery, general office building, home furnishings, and many more. See pages 15170-15172 for a larger list.

There are minimums on lot sizes of 2,500 sq feet. See pages 15176-15177 for details on size restrictions.


B-3 Zone: Highway Business Zone

These businesses accommodate the traveling public. Examples are: jewelry store, eating establishments, and many more. For a more complete list see 15178.2-15182.

B-4 Zone: Regional Shopping Center Zone

Multiple retail commercial office and service operation with major highway
access when getting sign permits are required. For more specifics on requirements for signs
see pages 15207-15216.2.

Commercial Permits

1. When architects plans are required:

  1. Tenant fit-up
  2. Renovations/alterations
  3. Floor plan changes
  4. Changes of use

2. When Architects plans are not required:

  1. Change of Tenant
  2. Minor renovation
  3. Turn key tenant replacement (no work)

Architects Plans - 3 sets, signed and sealed by Licensed NJ Architect

Resturants/Markets/ Deli (food handling business) - 4 sets, 1 set goes to the Board of Health

3. Signs

All new signs and sign changes require permits.

There are many restrictions on signage. A few examples of what is included in code: no flashing, animated, electric or rotating signs in any zone. Neon is permitted in approved colors only. Window signs cannot cover more than 50% of window.

4. Permits

All Electrical and Plumbing permits must be signed and sealed by a Licensed Tradesmen.

  1. Change of Ownership
  2. Change of Tenant
  3. Sign face changes
  4. Construction permits
  5. Site changes
